Pretty much everyone who watches the Portland area news is aware that the construction industry has been a little crazy in the last couple years. Fortunately, Leitner Construction has not at all suffered from quality issues; however, the supply chain has affected us just as it has challenged everyone in our industry. It’s not only that products are delayed, but also no one is ever sure what product won’t be there tomorrow.

So how does one manage this type of market?
Make Time Your Ally: For example, a typical timeline for a kitchen remodel might look like this:
4-6 weeks Design and product selection
2-3 weeks Contract development
2-3 weeks Start project
7-9 weeks Complete the project
Now Portland projects look more like this:
4-6 weeks Design and product selection
2-5 weeks Contract development (this will often include redesign of aspects due to product availability)
4-10 weeks Start project. We like to have all materials possible ordered and a fairly certain ETA. Some product like cabinets and windows have a particular long delivery time (for example Milgard vinyl window are taking 19 weeks).
7-9 weeks Complete project.
As you can see from above, the part where your home is under construction is the same (or very close), but the lead times are considerably different. With this in mind, if we can start planning your project a few months earlier, the frustration factor disappears.
