Portland Home Remodeling
Bathroom Remodels — Kitchen Remodels — Home Additions and Renovations
The Portland home remodeling industry is strong, and growing stronger, according to recent studies. In the Portland Metro area, the Cost vs Value ratio (the measure of how remodeling your home increases home value) began to slump in 2006, but has steadily increased in recent years. The Portland Metro area has seen consecutive years of marked growth in the cost vs value ratio for remodeling investment, as well as in overall re-sale value of residential homes. In fact, the Pacific Northwest region continues to be one of the highest performing nationwide in terms of remodeling value and housing growth. Leitner Construction has served homeowners in the Portland home remodeling market for years, and has developed a reputation and niche in three key areas of Portland home remodeling:
Bathroom Remodeling
Our design team works hard to stay ahead of the curve in terms of style and usability in what may be the most important room in the house. The bathroom remodeling trends we’ve explored, among others, this year include: (credit: DIY Network)
use of glass and subway tile
- bold colors
- multi-head showers and unique fixtures
- in-floor radiant heat
- framed mirrors
- steam showers
- designer lighting
- entertainment centers
- open-flame fireplaces or features
Kitchen Remodeling
Kitchen remodels have traditionally been good investments, and this continues to hold true. In the remodeling study noted above, kitchen remodels delivered the most “bang for the buck” in terms of value, and outperformed bathrooms on average, despite a 10% increase in all remodeling projects. 61 % of kitchen remodels in this study involved changes and upgrades to kitchens.
We love kitchens, as evidenced by our kitchen remodeling portfolio, and continue to explore new ideas and design trends with our clients. in 2014, trends in kitchen remodeling include (credit: HGTV):
- modern style elements
- white or gray cabinetry
- simple countertops
- glossy finishes and minimalist designs.
- blended or hidden appliances
- hammered matte brass hardware and fixtures
Whole Home Remodeling and Additions
Home remodeling is expected to see double-digit gains this year, according the Harvard’s Joint Center for Housing Studies. Home renovations are once again becoming an attractive option for homeowners with desires to update or upgrade the living space throughout their home. Homeowners surveyed by Angie’s List this year reported plans to create more open living spaces by taking out kitchen walls, adding hardwood floors, incorporating technology and mobile integration into their home systems, and increasing bathroom space by separating showers and tubs.
Overall, in whole home remodeling, there is a trend toward mixing old styles with new, especially throughout classic, period homes. In the Portland home remodeling market, boasting many areas rich in older home styles, this is especially true. Our design team is proficient in blending old with new in the classic Portland styles.
